Your First Step

Your first step towards buying a home is to define the reasons why you want to purchase a new home.  To stop paying rent? To start building equity? To have a place of your own? To raise a family? To move up to a bigger house?

Determine the type of home and area in which you'd like to live

•  Think of yourself as zeroing in on a target. Consider area (West End, Commercial Drive, Mount Pleasant) and neighbourhood character (mature or new).
•  Check out the neighborhoods in person.  Walk around. Ask around.  Are there parks, schools or grocery stores close by?  What will your new commute be?

Develop a “Needs” vs. “Wants” List

•  Basic needs should be considered first, like number of bedrooms, or parking spaces.
•  Consider additional features, if you can manage these benefits financially.  Prioritize them.
•  With a list in hand, you're less likely to be caught up in the excitement of the pursuit. You'll be able to identify which property will truly meet your needs.

Your Next Step: Loan Pre-Approval

Once you've built your list, get pre-approved with a mortgage provider.

A pre-approval will give you a clear idea of what you can afford.  A lender will review your credit history, verify your assets and employment, and – best of all - will pre-approve your loan at a guaranteed interest rate.

Pre-approval gives you leverage: Sellers see you as a serious buyer.   You’ll be able to move quickly and make a stronger offer when you find the right home.
